LAKE WOODLAND

Lake Update

Lake Woodland has a nutrient problem caused by too much phosphorus from fertilizer runoff and natural animal waste. This, along with drought conditions, hot sunny days and the very shallow waters, creates the perfect scenario for planktonic and potentially harmful algae blooms to occur. This will continue to happen every season until some type of corrective action is taken.

Actions Ponds RX has recommended initiative-taking vs reactive to these issues, which have been and will continue to be discussed in the lake committee, the sediment committee, and the HOA Board.

Ponds RX recommends:

  • Nutrient abatement-sequestering phosphorus that fuels the growth of plants and algae.
  • Diffused aeration to help breakdown the muck build-up that gives nutrients to the plants and algae.
  • Bacteria and enzyme treatments.
  • Algae Bloom trackers.

Unfortunately, there is currently little money to spend on these big projects from our funds. We are investigating other financial assistance and resources. The Woodland Springs Sediment Committee is also investigating dredging the sediment from the full sediment traps around the north end of the lake where waters come in from Carmel so aeration can be installed.

We are getting shorter days and cooler temperatures at this point in the season. This will help with the problematic growth this year. Ponds RX will continue treatments as needed but also must be wary of a complete crash of algae leading to a significant fish kill.

We have been extremely fortunate with Ponds RX treatment using permitted herbicides effectively. To date, this crash hasn't happened. The cautionary use of buoys will be evaluated regularly. The caution used by swimmers, boaters, animals, and irrigators is appropriate.

BUOY MARKERS WILL BE PLACED OUT IN THE MIDDLE OF THE LAKE WHEN IT IS NOT SAFE TO SWIM IN THE LAKE, DRINK LAKE WATER, FISH, OR WATER YOUR LAWNS. THIS WILL NORMALLY FOLLOW A LAKE TREATMENT. PLEASE CHECK OUR WEBSITE OR CONTACT KIRKPATRICK MANAGEMENT COMPANY FOR THE LATEST INFORMATION .

REMINDER: LAKE WOODLAND IS A “SWIM AT YOUR OWN RISK” LAKE. THE WATER QUALITY IS NOT ROUTINELY TESTED FOR BACTERIAL OR ENVIRONMENTAL CONTENT, ETC.

Watercraft Update

Please check your boats for current registration with Woodland Springs. There are a number of vessels without registration stickers, either because of delinquent registrants or trespassers using our lake.

You can easily register them at the Woodland Springs web site for free. And registration will help us notify you if your boat is purloined or abused.

Also, there continue to be a number of boats and canoes that are unsecured or stored wrong side up, collecting water and mosquitoes. Please check your craft that it is maintained correctly and secured.

SCHOOL HAS STARTED

Stop for School Buses. When you see a school bus slowing down or stopping, it’s not just the bus that you need to have your eyes on – but the surrounding area too.

Children wait at least several feet away from a bus and often cross the street when they’re boarding or getting off the bus. This is why you must stop for school buses, and don’t attempt to pass.

Understanding School Bus Lights. Learn the school bus laws in Indiana and always follow them, as well as the flashing lights that school bus drivers use to alert you.

  • Yellow flashing lights indicate the bus is preparing to stop to load or unload children. You should slow down and prepare to stop your vehicle.
  • Red flashing lights and extended stop arms indicate the bus has stopped and children are getting on or off. You must stop your car and wait until the red lights stop flashing, the extended stop-arm is withdrawn, and the bus begins moving, before you can start driving again.

ARCHITECTURAL CHANGES

Recognizing that we're all busy, the Woodland Springs Board of Directors has tried to make the Architectural Change Request Process as efficient as possible.

To make it easier, we have provided guidance and an online request form.

The intention of this review/approval is not to discourage or prevent residents from making improvements. On the contrary, we love improvements.

As an HOA, our interest is to protect and increase property values. Part of the Board of Directors' fiduciary responsibility is to ensure the guidelines outlined within the Covenants of 2011 are followed.
